My services are designed for real estate agents of all experience levels, whether you are a seasoned professional or just starting out in the industry. I understand that no matter how long you've been in real estate, each transaction is unique. I will ensure that all contract dates and deadlines are met, all the paperwork is in order for you, your brokerage, and the real estate commission, and that all the details are taken care of- all around ensuring that the transaction is smooth from under contract to closed.

What is a TC?

TC is short for Transaction Coordinator, and while a TC can mean a lot of different things to each person, for these purposes, a TC is someone that assists real estate agents and their clients with the numerous administrative tasks associated with getting a transaction from under contract to closed. A TC's main job is to manage dates and deadlines, documents, and details.

A TC's main job is to manage dates and deadlines, documents, and details.


TC's are reachable during business hours, highly organized, and have a serious attention to detail- they totally have your back. Partnering with a TC allows real estate agents to better focus on what they're good at, while providing professional, polished, streamlined services that makes things easier for all parties involved in a transaction.

Throughout a transaction, a TC will interact with all parties, the client, the office, both real estate agents, the title company, the lender and their team, and any other party that is relevant to the transaction (an attorney, a 1031 exchange company, a parent, relative, etc.).


If you're wondering- yes, some offices do provide an "in-house TC". However, this is usually for paperwork compliance and not a service that is focused YOUR needs and the intricacies of YOUR transaction.


So why hire me specifically as your TC? I have 20 years of experience in real estate. I have a system to manage files in volume that is proven, and you don't need to provide me a salary, or benefits, or training- I am ready to go right now. I am your partner, I have your back, and I care about your transactions just as much as you do, I want to see you succeed. I'm not looking for any glory, I just want your clients to remember that they had a great experience and tell all their family and friends about you so that we work together again and again.

Service Details

AT THE BEGINNING I WILL


  • Process the file in a tried-and-true proprietary system where all deadlines and transaction specific details are housed. This is also a great record should you ever need it. All documents will be reviewed for consistency and completion. The MLS status will be changed if applicable. An eCalendar will be created in CTM and updated as needed for your reference as well as the clients reference.


  • Send introductions to all transaction parties and open the file with the title company and/or the lender. These emails include relevant and helpful details about the transaction including nicknames, office fees or additional commissions, special circumstances, and HOA information.


  • Turn the file into the office. The file will be subsequently updated once all documents are received or as needed/requested.


  • Follow the earnest money and send a copy of the Earnest Money Receipt to the lender if applicable.


  • Create and send company specific disclosures. Subsequent disclosures will be sent or forwarded once they are received.


IN THE MIDDLE I WILL


  • Ensure that the title commitment and tax certificate are received. I will review the title commitment for the main details and forward it to the client along with an explanation.


  • Check in on Off Record and Due Diligence documents and forwarded as applicable.


  • Check in the day before the deadline to ensure that the HOA (CIC) documents are received and forward them once received. I will also review the Status Letter if applicable.


  • Communicate with the lender if applicable regarding the Appraisal being ordered, if the Appraisal has met value without conditions, and if we have the full and final clear to close.


  • Assist with drafting and sending an Inspection Objection and Resolution if applicable.


  • Remind the client to review options for property insurance, provide them with the MLS information, and give them a heads up that their lender will need a copy of the insurance information once selected.


AT THE END I WILL
  • Work with you and the client to schedule closing and send the details and other helpful information to them and their lender if applicable. During this time I will also double check that the file is complete and the office has all necessary items. I will also obtain or create the commission disbursement and send it to the title company.


  • Review and forward the settlement statement to the client once received.


  • Change the MLS status if applicable or check that the correct closed details were reported to the MLS. I will ensure that our file is complete and that the office has everything they need. I will also put all the documents from the transaction into CTM for record keeping purposes. I will also keep a copy of the file and all the emails I have received from the transaction. I will send a thank you email to the client along with a copy of the closing documents.


  • Always be available for questions about past files, things that survive closing, or things that come up post-closing.

Fees

My fees range from $25 to $575 depending on the service. The fee for a regular under contract file is a fraction of your average commission at ~2.5%.

There is a flat rate for under contract files but a special, lesser, rate if you represent both sides (or need work done on both sides, i.e. For Sale By Owner).

New build files are processed for a discounted rate.

If needed, for a small fee, I can turn in the listing to the office and/or create disclosures once you're under contract.

Services for listings are also available, these will be priced according to your individual needs.

I can also draft Contracts, Counterproposals, and/or the Exclusive Right to Sell or Buy for a small fee.

I'm glad you're here and I look forward to working with you!

I have worked in real estate for 20 years now. While I have been licensed for most of that time, I have always worked only in administrative support roles (i.e. not selling real estate). Some of my past roles include managing a regional Transaction Coordinator program for an international brand, working for various offices, teams, and individuals, and even working at a startup corporate housing company. However, working as a TC in this capacity for the last 6 years has easily been my favorite! I also do truly understand your day-to-day, my Mom was a real estate agent for many years, working to support three young girls as a widow so real estate will always have a special place in my heart.

I graduated college in 2020 with a B.S. in Business Management and I am proud to say that I am the first person in my family to go to college. I was born and raised in Colorado. I currently live in Aurora, but I spent the majority of my life in Broomfield. However, when I was young, my family lived in St. Croix for a year, and more recently my family spent 5 years in

Oregon when my husband relocated for work.


I generally process about 250+ files per year, but, I have much more capacity! The last few years have been filled with college, raising a baby, and moving across the country a few times. I carry not only the standard E&O Insurance, but business insurance as well.


I consider myself a simple person who enjoys the simple things in life- mostly spending time with my family which includes Matt, my husband of 20 years, Lulu, our toddler, and Freddie, our cat. I also have a wonderful Mom, 3 beautiful sisters, 3 awesome nephews, and 2 fantastic nieces. I enjoy watching movies, reading, traveling, attempting to garden, and listening to all kinds of music but late 90's and early 2,000's pop and emo punk will always have my heart.
