As an experienced partner, I will make things much easier not just for you and your client, but for everyone involved in the transaction as well- your office, the title company, the lender, and the other real estate agent. In turn, you will have more time to do what you do best- serve your clients and close deals.
My services are designed for real estate agents of all experience levels, whether you are a seasoned professional or just starting out in the industry. I understand that no matter how long you've been in real estate, each transaction is unique. I will ensure that all contract dates and deadlines are met, all the paperwork is in order for you, your brokerage, and the real estate commission, and that all the details are taken care of- all around ensuring that the transaction is smooth from under contract to closed.

What is a TC?
TC is short for Transaction Coordinator, and while a TC can mean a lot of different things to each person, for these purposes, a TC is someone that assists real estate agents and their clients with the numerous administrative tasks associated with getting a transaction from under contract to closed. A TC's main job is to manage dates and deadlines, documents, and details.

TC's are reachable during business hours, highly organized, and have a serious attention to detail- they totally have your back. Partnering with a TC allows real estate agents to better focus on what they're good at, while providing professional, polished, streamlined services that makes things easier for all parties involved in a transaction.
Throughout a transaction, a TC will interact with all parties, the client, the office, both real estate agents, the title company, the lender and their team, and any other party that is relevant to the transaction (an attorney, a 1031 exchange company, a parent, relative, etc.).
If you're wondering- yes, some offices do provide an "in-house TC". However, this is usually for paperwork compliance and not a service that is focused YOUR needs and the intricacies of YOUR transaction.
So why hire me specifically as your TC? I have 20 years of experience in real estate. I have a system to manage files in volume that is proven, and you don't need to provide me a salary, or benefits, or training- I am ready to go right now. I am your partner, I have your back, and I care about your transactions just as much as you do, I want to see you succeed. I'm not looking for any glory, I just want your clients to remember that they had a great experience and tell all their family and friends about you so that we work together again and again.

Service Details
*** This is a high level overview of a typical transaction. There are many other things that are done, and will be done based on your transactions specific needs. ***
Fees
My fees range from $25 to $575 depending on the service. The fee for a regular under contract file is a fraction of your average commission at ~2.5%.
There is a flat rate for under contract files but a special, lesser, rate if you represent both sides (or need work done on both sides, i.e. For Sale By Owner).
New build files are processed for a discounted rate.
If needed, for a small fee, I can turn in the listing to the office and/or create disclosures once you're under contract.
Services for listings are also available, these will be priced according to your individual needs.
I can also draft Contracts, Counterproposals, and/or the Exclusive Right to Sell or Buy for a small fee.

I have worked in real estate for 20 years now. While I have been licensed for most of that time, I have always worked only in administrative support roles (i.e. not selling real estate). Some of my past roles include managing a regional Transaction Coordinator program for an international brand, working for various offices, teams, and individuals, and even working at a startup corporate housing company. However, working as a TC in this capacity for the last 6 years has easily been my favorite! I also do truly understand your day-to-day, my Mom was a real estate agent for many years, working to support three young girls as a widow so real estate will always have a special place in my heart.

I graduated college in 2020 with a B.S. in Business Management and I am proud to say that I am the first person in my family to go to college. I was born and raised in Colorado. I currently live in Aurora, but I spent the majority of my life in Broomfield. However, when I was young, my family lived in St. Croix for a year, and more recently my family spent 5 years in
Oregon when my husband relocated for work.
I generally process about 250+ files per year, but, I have much more capacity! The last few years have been filled with college, raising a baby, and moving across the country a few times. I carry not only the standard E&O Insurance, but business insurance as well.
I consider myself a simple person who enjoys the simple things in life- mostly spending time with my family which includes Matt, my husband of 20 years, Lulu, our toddler, and Freddie, our cat. I also have a wonderful Mom, 3 beautiful sisters, 3 awesome nephews, and 2 fantastic nieces. I enjoy watching movies, reading, traveling, attempting to garden, and listening to all kinds of music but late 90's and early 2,000's pop and emo punk will always have my heart.
